Professional Search Services Ltd (PSS Ltd) is a local successful business that has been trading since 2003. Initially the company was created to provide Local Authority Searches to the Conveyancing industry, providing searches that were high quality, available within a few working days and at an affordable price. In short our aim was to provide our clients with a service that surpassed the service they received directly from the Local Authorities.

Growth in our company and the ever evolving housing industry mean that that we have developed our product range to provide a one-stop shop for all your residential and commercial Conveyancing needs on a national basis, whilst still maintaining our high standards of customer service.

  • Market Knowledge – PSS have been trading for 16 years and, as such, the staff have developed an excellent understanding of the industry through training, industry involvement with organisations such as IPSA.
  • Fully Accredited – PSS fully meet all the required standards for the HIP code, Search code and IPSA accreditation schemes. Our Domestic Energy Assessors (DEAs) are all fully accredited through the BRE Scheme. We also carry Professional Indemnity Insurance to the tune of £2 million, whilst providing the option for specific search insurance to be added to the reports too.
  • Pricing structures – We offer tailor made pricing structures for customers based on volume and regions for work thus offering you the best possible personalised pricing structure.
  • Fully compliant searches – Our searches continue to access all of the available data and do not fall back on search insurance to cover “no answer”. We can also provide official Local Authority Searches for a small administrative fee.
  • Efficient service – PSS have a long history of meeting our targets of a five-working day turnaround, but also, our customers know that if there is any delay we will always let them know the reason for this and when they can expect the order returned.
  • Friendly approachable team – We have a fully manned office based in Coppull, Chorley so we are always available to take your calls. As a small team we work closely together so each member of the team is able to handle enquiries. We are always ready to help.
  • Good Council Relationships – Over the 14 years we have made strong working relationships with the councils across Lancashire, Greater Manchester, Cheshire and Merseyside – essential for achieving comprehensive searches.
  • Comprehensive IT system – We have a full IT system which allows on line booking and receiving of searches, however for customers who don’t want this type of arrangement we are also comfortable with more traditional forms of communication.
